What Is a Warm Roof?

A warm roof puts the insulation above or alongside the roof structure rather than below it, so the timbers sit inside the heated part of the building. On a flat roof that means rigid insulation boards laid over the deck and under the waterproof covering; on a pitched roof it means insulating between and over the rafters.

Keeping the structure warm reduces the risk of condensation forming inside the roof, which is one of the most common causes of rotten decking and damp ceilings on older flat roofs. Warm Roofs for Flat and Pitched Roofs

The right build-up depends on the roof, the room below and the covering you want. We assess the existing structure before recommending anything.

Warm Flat Roofs

A vapour control layer is laid on the deck, followed by rigid insulation boards and then the waterproof covering: EPDM rubber, GRP fibreglass or a felt system. This is the usual choice for extensions, garages with rooms above, dormers and replacement flat roofs.

Warm Pitched Roofs

When a pitched roof is stripped for re-roofing, insulation can be fitted between and over the rafters beneath a breathable membrane before the slates or tiles go back on. It suits rooms in the roof and loft conversions where headroom matters.

Converting a Cold Flat Roof

Many older flat roofs are built as cold roofs, with insulation between the joists and a ventilated gap above. When the covering fails we can often rebuild the roof as a warm roof, removing the ventilation problems that cold roofs are prone to.

Decking and Timber Repairs

Where condensation or leaks have rotted the existing deck or joists, we replace the damaged timber before the new build-up goes on, so the new roof starts on a sound, dry structure.

Less Heat Loss

A continuous layer of insulation over the structure cuts heat loss through the roof, helping the rooms below stay warmer in winter.

Lower Condensation Risk

Because the deck and timbers stay on the warm side of the insulation, moist air is far less likely to condense inside the roof and cause rot or mould.

No Ventilation Gap Needed

Unlike a cold flat roof, a warm roof does not rely on a ventilated void, which is often hard to achieve properly on small extensions and dormers.
